‘Pre’ and ‘Post’ Handover

Inspections of houses when they have reached completion as defined by the builder and usually completed prior to final payment to the builder or after final payment, when the property is ready to move into.

Staged

Inspections throughout the construction stages of a build or for a specific stage in the build.

Inspection Discoveries

Timber found lodged in main service line under living area of new house discovered in a Pre-handover inspection.

Concern: Sewage service line becoming blocked, resulting in overflow internally. Significant and intrusive works in the internal living area was required to remove the lodged debris.

Water leaking under shower frame and adjacent walls following Hydrostatic Test in new house discovered in a Pre-handover inspection and Pre-Purchase

Result: Water stops not installed to the Australian Standard for framed showers (AS3740) resulting in water escaping. This failure in waterproofing could result in a total replacement of the shower area of the bathroom, estimated at over $35,000 for this property, and causing excessive disturbance to the household.

Water leaking under shower frame and adjacent walls following Hydrostatic Test in new house discovered in a Pre-handover inspection and Pre-Purchase

Incorrect and undersized cabling installed for the Mechanical units in a new house caused the cables to overheat, as the load exceeded their design capacity discovered in a Post-handover inspection. Additionally, an incorrect Isolator and Circuit Breaker was installed.

The excessive heat generated under load in the undersized cable can cause it to overheat, compromise cable insulation and potentially lead to catastrophic failure, resulting in a fire.

Water proofing application failure discovered during staged inspection

Concern: With waterproofing not installed to the manufacture’s specification and lack of preparation evident, the waterproof membrane would fail or be compromised resulting in water entering the structure of the house and areas below over time. This could have been discovered later, when the house was occupied, resulting in a costly and disruptive replacement of the balcony.
